Who is actually supposed to pay the coordinator fee?
First deal with a TC involved and I got confused at the closing statement stage. My agent's coordinator charges $425. On the estimate it showed up as a line item against me as the buyer, described as a transaction fee. My agent later said most of her clients pay it and a few she absorbs out of her commission when she wants the deal.
So there seem to be three practices floating around. The principal who hired the TC eats the fee as a cost of doing business. The fee gets passed to the client as a disclosed charge at closing. Or it's baked into a higher commission or a broker's admin fee and nobody itemizes it at all.
As the person writing the check I'd rather see it itemized than hidden in a percentage. As someone who might hire a coordinator on my own future purchases, I can also see that passing an admin fee to a buyer feels like charging them for your own back office.
