First double close closed this morning, 96k in and 121.5k out
Six months of nothing and then this one went through in a single morning, so I'll write down what it actually cost while I still remember.
Small three bed in an older subdivision, seller wanted out fast, I got it at 96,000. End buyer was a local landlord paying 121,500 cash. My state has been tightening up on assignments, so my attorney said take title and resell, which meant I needed money for the first leg because I don't have 96k.
Transactional funder quoted 1.25% with a 1,250 minimum, so my fee was 1,450. Two wires at 30 each. The second title policy and the extra closing on the A-B side ran about 1,100 more than a single close would have. Transfer tax got charged on both legs in my state, which was another 480 I hadn't budgeted. Everything in, I kept a bit over 21,000.
The part that nearly killed it: I sent the funder a screenshot of the end buyer's bank balance as proof of funds and they came back and said no, we need the buyer's money in the closing agent's escrow account before we wire, plus a letter from the closing agent confirming it. That took an extra day and the buyer was annoyed about wiring before he'd seen a settlement statement. Next time I'm telling the end buyer on day one that his funds go to escrow first, so it isn't a surprise three days before closing.
What I'd keep: I used one closing agent for both legs. Everybody I talked to said that's the thing that makes it work, and it was.
