Trying to price myself as the person who walks houses for out-of-state wholesalers
Three different people found me in the last two months asking if I'd go look at a house for them. All out of state, all doing some version of remote wholesaling, all in the small metro I live near.
What I quoted, badly, off the top of my head: $75 for a drive-by with exterior photos, $150 for an interior walk with video, $250 if they want me to write down what I think the work costs. Two took the $150. One asked if I could hold a key and let his buyer in later that week, and I said yes, and then thought about it for a long time afterward.
What I actually spent on the two $150 jobs: about 90 minutes each including drive time, roughly 40 miles round trip on one. So it's fine money for the time. The scope estimate one I turned down because I don't have a trades background and I'd be guessing.
What I'm unsure about is the key holding and the letting-people-in part. That felt like it crossed from taking pictures into something closer to what an agent does, and I don't know where that line sits in this state. Also nobody has asked me to sign anything, which is nice until something goes wrong in a house I was the last person inside of.
So the open question is what this actually is. A $150-a-pop side thing, or a real service with three or four steady clients and a proper agreement, and if it's the second, what I need in place before I take another job.
