Who am I actually buying from when a wholesaler 900 miles away holds the contract?
I'm buying a single family rental for $118,000 and the person who brought it to me lives about 900 miles away. He's never been inside. His numbers came with photos from a contractor he pays and a comp sheet I can't verify, because as far as I can tell this state doesn't publish sale prices anywhere I can reach.
The paperwork is what's bothering me. He sent me an "assignment of contract" for $9,000 on top of the $109,000 he has the house under contract for with the owner. So my $118,000 is really two documents stacked. The seller signed with him, not with me. I've never spoken to the seller.
What I want to know at the advanced level: what does my position actually consist of between signing the assignment and the closing table, what happens if the original seller refuses to perform, and what should I be demanding to see before I wire earnest money to a title company I found through him? I've read enough about screening tenants to know I'm bad at screening counterparties.
