My slowest probate deal this year took 14 months from first contact to close and netted $22,400.
People who see that number call it slow. I call it the only kind of lead where the seller is not also getting pitched by six other wholesalers. Every single deal in my probate pipeline right now has had zero competition at the door. The executor on my current contract did not know what wholesaling was until I explained it, which meant I got to frame the whole thing. That is not common in any other lead source I have worked. The 14 months is a real number and it happened because the estate had a dispute between two heirs in Maricopa County probate court that had to resolve before anybody could sign anything. I could not rush it. I checked in every three weeks, kept the relationship, and when the dispute settled I was the only person they called. The tradeoff is obvious: you need enough pipeline that one deal sitting for over a year does not break you. I run about 30 active probate contacts at any given time and close maybe four or five a year out of that. If that math sounds terrible to you, the fees on those four or five have been more consistent than anything I did before I narrowed down.
