My wrap seller is now asking me to close in 14 days and I have not seen the underlying payoff statement yet
I am the buyer on this one, which is not my usual seat. Property is a small retail strip in Frederick, Maryland, asking $410,000, and the seller is carrying a new $390,000 wrap at 7.25 percent over a 30-year amortization. The underlying is supposedly a 4.875 percent conventional that the seller says has about $198,000 left on it. I say supposedly because I have asked for the payoff statement three times since early March and what I keep getting back is "it's around that, I'll get it before closing." That answer stopped working for me about two weeks ago. The spread on paper is fine, 2.375 points on roughly $198k of float, but I have no idea if the underlying balance is actually $198,000 or $221,000 or if there is a HELOC sitting behind it that nobody mentioned. I have also not seen the note on the underlying loan, so I do not know if there is an ARM hiding in there past year five. Fourteen days to close means a title company is already scheduled somewhere and I still cannot confirm the number the whole deal is built on. I told my attorney yesterday to send a written extension request to 30 days and if the seller won't sign it I need to understand what that tells me about why he is in a hurry.
