Asked a sponsor for four past investor updates, got two
I'm not investing yet, I'm just trying to learn how private money actually moves before I put any of mine anywhere. Someone here told me a while back that the best thing you can ask a sponsor for is their past investor communications, so I tried it on a deal a friend forwarded me.
I asked for the last four quarterly updates on a currently operating deal. Got two. Q1 and Q2 of last year. When I asked about the other two, the answer was that Q3 was a short email and Q4 was combined with the annual letter which was still being finalized. It's June.
The two I did get were nicely designed. Photos of new flooring, a chart, a paragraph about the team. Neither one had an occupancy number in it. One had a line about strong leasing momentum.
I don't know enough to say whether that's a red flag or just a small shop being a small shop. But I noticed I felt worse after reading them than before I asked, and I can't fully explain why. Something about a very pretty letter with no number in it.
