I was answering the inbox the week distributions got paused

The sponsor I do part time admin work for paused distributions on a 190 unit value add in the second week of the quarter. I'd been hired to keep the investor CRM tidy and to format the quarterly letter in something other than Word 2011 defaults. The letter went out Tuesday morning. By Tuesday afternoon I was the inbox.

Forty one replies the first day. Most were fine. Eight were angry, and three of those were angry about a thing that had been spelled out in the original offering documents, which I know because I sat up that night and read all ninety pages with a highlighter.

The letter did most of the damage before anyone got to the numbers. It opened with a paragraph about market headwinds, then put the pause in the fifth paragraph under a subhead that said capital planning. People arrived at paragraph five already feeling handled. Pause in the first line, reason in the second, and I think half those emails never get written.

The worse problem was that we had no record of who had opened prior updates. Two investors said nobody ever told them the rate cap was expiring. It had been in the Q3 letter, second page. We couldn't show they'd received it and they couldn't show they hadn't, so it became a phone call the sponsor had to take himself, on a Saturday.

I keep a send log now with opens and bounces. It's a boring file and it saved us in January when a similar question came back.

Paragraph five. Man. I've been on the receiving end of that letter twice and both times I scrolled looking for the word suspended before I read a single sentence.

The send log thing is real. I run two small deals with about thirty investors between them and I used to send updates from my regular email, one big BCC. Then one investor's spam filter ate four in a row and he found out about a refinance from another investor at a wedding. He was not mad about the refinance. He was mad that a stranger knew before he did. Moved everything onto a proper platform the next month, mostly so there'd be a record with a timestamp on it. Halyard, does your sponsor bounce-check the list, or just log sends? Mine had eleven dead addresses sitting in there from 2019 and nobody had looked.
