ADU project I talked myself out of three times finally closed and the unit rented in nine days
I underwrote a single-family in Woodbury, NJ back in March with a detached garage that the seller had already converted. Permitted, certificate of occupancy in hand, 480 square feet, separate entrance off the alley. I walked away twice because the all-in number scared me and I kept assuming the rent estimate was optimistic. Comparable furnished rentals in that zip were sitting at $1,450 to $1,600 a month and I kept penciling $1,200 because I didn't trust my own comp pull. Closed in June at $334,000. Listed the ADU at $1,475 the week after closing, had four applications by day five, signed a twelve-month lease on day nine at $1,450. The main house is renting separately at $2,100. I was leaving $250 a month on the table for four months because I second-guessed a number I had already verified. The win isn't that the unit rented fast. It's that the permit and the CO were already done and I still almost didn't buy it because I kept adding fictional risk on top of real numbers. First deal I've actually closed after watching three others fall apart at LOI. South Jersey inventory is thin enough that a permitted ADU with a CO should have been an immediate yes and it took me two more months than it needed to.
