The egress window is going to cost more than the kitchen
Bought a 1940s house last spring with a full basement, 7'9" ceilings, separate side entrance already there. The plan was a one bedroom basement ADU, rent it long term, keep living upstairs.
Where I am: framing mostly done, rough plumbing in, electrical scheduled. Spent $61k so far out of a $95k budget. The problem is the bedroom egress. My inspector flagged that the existing side entrance door doesn't count as egress for the bedroom because of how the ordinance in my city reads on sleeping rooms, so I need a proper window well cut into the foundation. Quotes are $14k to $19k because the foundation is 12 inch poured concrete and the grade on that side of the house is bad enough that the well needs a drain tied into the perimeter system.
Options I can see:
- Cut the window, eat the $17k, finish as a one bedroom. Comps in my area put a one bedroom basement unit at about $1,450.
- Call it a studio with no separate sleeping room and skip the window. Rent drops to maybe $1,150 and I'm not sure the studio designation actually gets me out of the requirement, my inspector was vague.
- Stop, finish it as unfinished storage, sell in three years and let someone else deal with it.
I've done renovation work for years but always on stuff I was flipping, never on something I had to live above and collect rent from. The $17k on top of an already stretched budget is what's making me hesitate. What am I not seeing here.
