Does a mezz position need its own appraisal or can I rely on what the senior already ordered
Looking at a deal in Cincinnati, $4.2M stabilized retail strip, senior lender has a full appraisal in at $4.05M, sponsor is asking me to come in at $380K mezz between the senior and the equity. My attorney flagged that I have no direct contractual relationship with the appraiser who produced that report, so if the number is wrong I have no recourse against them. The senior's report was ordered nine months ago and cap rates in that submarket have moved enough that I am not comfortable taking their number at face value for my own underwriting. The sponsor is pushing back on the cost of a second appraisal and says it will kill the timeline. I have seen that argument before on the GP deal where my check came back at zero, and "it'll kill the timeline" was doing a lot of work there too. What I don't know is whether the appraisal I commission independently would even look different from the senior's, or whether the nine month gap is enough to justify the $3,500 to $4,800 I'd spend on it. The sponsor did offer a desk review from a separate firm as a compromise, and I don't know if that actually protects me or just gives me paper that looks like protection.
