$300 on list data or four weekends in the car
I want something to show an investor by the end of next month and I've got about $300 and four free weekends. Two ways to spend it and I keep flipping.
Option one is data. A list tool subscription plus a few hundred skip traces gets me a filtered pull of absentee owners and tax-delinquent parcels for a zip code, sitting on my laptop, no gas money. It's repeatable. It's also the exact same pull every other person with a card can make, so the leads aren't mine in any real sense.
Option two is windshield time. I drive a grid, log the boarded windows and the tarped roofs and the yards nobody has touched since spring, and I come back with 60 or 80 addresses that no list flagged because peeling paint doesn't show up in county data. Slower, costs gas, doesn't scale past me. But it's information the investor can't buy for $99 a month.
The case for data is volume and speed. The case for driving is that the investors I've talked to say they already own the list tools and what they don't have is time on the street. I can't tell if that's a real preference or just something people say at meetups.
So where does a first month actually go.
