Before that, driving the neighborhoods around Panthersville and checking the courthouse index on Tuesdays was slower but it told me something. The physical index had a delay in it, sure, maybe ten days between filing and showing up, but that delay was consistent and I could work around it. Now the filings post same day or next day and every bird dog with a laptop and a PACER-adjacent county portal sees the same lis pendens I see, at the same hour. The edge I thought I had in knowing which blocks were worth watching, knowing which owners I had already talked to twice, that still matters some. But the timing advantage that let me get to a seller before an investor with a mailer had already burned through the address, that compressed hard. I have one investor I bring leads to who told me flat out that three of the last five addresses I sent him he had already seen come through from two other sources in the same week. He did not say it as a complaint, more like a fact, but I heard it. The question I am sitting with now is whether my value to him is still in the address at all, or whether it shifted entirely to the seller conversation I already had before I handed anything over. Because if it is the second thing, the fee structure I have been using, per lead at handoff, prices the wrong moment.
