An investor wants exclusivity for a flat $2,000 after 41 leads and 3 closings
Five months of pulling addresses off my own job sites and off the pre-foreclosure and tax-delinquent lists at the county. 41 leads passed to four investors. 3 closed. I got $1,500, $1,500, and $2,750 (that last one was 10 percent of a $27,500 assignment, which I only know because the buyer told me).
Direct costs: $99/month for list and skip tracing, about 900 miles of driving, and call time I stopped counting at 60 hours. So call it roughly $1,000 out of pocket against $5,750 in.
Now the investor who paid the $2,750 wants to go exclusive. His offer: flat $2,000 per closing, plus $500 if it closes inside 45 days of me sending it, and I stop sending to the other three for six months. He says exclusivity is why he'd raise the flat.
What bothers me: 2 of my 3 closings came from two different buyers, and the guy offering exclusivity passed on 9 leads I sent that another investor bought and closed one of. His buy box is tight. If I go exclusive my 3-in-41 gets worse, not better, unless his conversion is genuinely higher than the others and I have no way to check that.
The other thing is verification. On the two flat-fee closings I found out about them because I asked. Nobody sends me a settlement statement.
Decision in front of me is take the exclusive at $2,000 or stay open and try to get all four onto something written with a longer attribution window.
