Did a capital-side investor just tell me my bird dogs are my weakest underwrite
Guy I respect a lot, been deploying in the Midwest for maybe fifteen years, looked at how I source and said the leads I pay for are the last thing he thinks about on any deal, the first thing is whether the capital behind it has ever sat out a cycle. I have sat out cycles. Twelve underwrites died this year in Dayton and Akron because the spread was not there, and I am fine with that. But his point stayed with me because I do pay three bird dogs right now, flat fee per lead, and I have never once stress-tested whether the quality of that sourcing would hold up when the market tightens further. Right now I am in Columbus with clean capital and no debt service anywhere, so a bad lead costs me a fee and some time. If I were leveraged I think I would feel his comment differently. He said the investors who got hurt in 2010 and 2011 were not undone by bad deals, they were undone by deal flow that trained them to keep moving when they should have stopped. I am not sure bird dogs caused that but I do think a steady feed of leads creates pressure to deploy that I would not have if I were sourcing slower. I have not figured out what to do with that yet.
