Got licensed mid-course. Now the investor I scouted for won't pay.
I've been working through the pre-licensing hours and doing some scouting on the side to have something going on. Found a duplex with a boarded window and a code violation posted, owner lives two states away, got him on the phone, he said he'd take $95,000. Passed all of it to an investor who's bought from me before, meaning bought from leads I sent him, twice, $800 each time.
This time he got weird. Said now that I'm nearly licensed he can't just hand me a check for finding a house, that any compensation for real estate activity has to go through the brokerage I'll be hanging my license with, and their policy is no referral fees to unlicensed-side arrangements. He closed the deal. I got nothing and I don't think he was being a jerk, I think he genuinely didn't want the problem.
So the cost was two weeks of calls and an $800 fee I'd already spent in my head. What I didn't realize is that getting licensed changes how you can be paid for exactly the thing I was already doing, and that the brokerage sits in the middle of it. That's state-specific and it's a question for my state commission and the brokerage, which I've now asked and should have asked in month one of the course.
What I'd do differently: ask the brokerage about outside compensation before I signed anything, and finish or pause the scouting arrangement rather than let it run across the line.
