At deal five my constraint stopped being capital and started being my own attention
Four completed cycles, fifth under contract, and the thing that's slowing me down now isn't money. I've got a line of credit and a couple of people who'd fund a rehab tranche if I asked. What I don't have is the ability to run two rehabs, one lease-up and one refinance file at the same time without one of them going sideways.
Deal three and four overlapped by about seven weeks. In that window I missed a change order that added 6k, and I sat on a lender condition request for nine days because I'd stopped reading that inbox. Nine days on a rate lock is a real number. Neither mistake was a knowledge problem. Both were an attention problem.
So the fork I'm at. Option one is I build the team. Hire a project manager for the rehab side, hand the tenant placement to a management company, keep the acquisition and the financing for myself. That's maybe 30 to 40k a year of fixed cost against a portfolio that isn't obviously big enough to carry it, and I'd be paying it in the months where nothing closes too.
Option two is I stop optimizing for deal count. Do two a year instead of four, run each one clean, accept slower compounding and keep every dollar of the spread. Everything I've read about where BRRRR operators blow up says it's execution quality, not deal flow, and the second option is the one that protects execution quality.
Option three, which I keep circling, is I stop doing the full cycle and start selling the rehabbed properties to somebody who wants a stabilized rental with a tenant in place. Take the spread as cash, skip the refinance entirely, and let the capital recovery problem be somebody else's. It's a different business and I'd be giving up the long term equity, but it removes the step that's currently the hardest one to get right.
The honest tension is that option two feels responsible and might just be me being slow. Where would you put your own capital and time?
