Did the cleanout crew invoice me for a second trip I never authorized
Flip in Maple Heights, house was empty when I walked it the first time, one older couch and maybe six bags of garbage, nothing that felt like a big job. Crew went in, did the work, sent me a $1,940 invoice. Fine. Then three weeks later a second invoice showed up for $310 labeled "return trip, additional debris removal." I never got a call, never got a photo, never approved a second visit. I asked my project manager on the rehab and he said he let them back in because there was some drywall scraps from demo sitting in the garage. That was our debris, not the seller's, and I have no idea why he thought the cleanout crew was the right call for that. So now I am sitting on a $310 charge I did not approve for waste my own demo sub created. The cleanout crew says my PM authorized it verbally. My PM says he thought it was included. Neither of them put anything in writing. I paid the $1,940 without a second thought and now I am trying to figure out whether fighting $310 is worth the relationship or whether I just eat it and rewrite every vendor agreement I have to require written authorization before any return visit.
