My transactional funder charged me 2,400 on a 14,200 spread and I thought that was the market rate until I shopped three others and the lowest came in at 900.
That was six months ago on a probate deal in Maricopa, seller had owned the property since 1987 and had no idea what anything was worth anymore. The gap between 900 and 2,400 for the exact same service, same-day funding, single residential property, no complications on title, genuinely caught me off guard. I had been using the same funder out of habit since my third double close and never questioned it. The 900 quote came from somebody a buyer on my list mentioned offhand. I would have paid 2,400 again without blinking if that conversation had not happened. The spread was not big enough that 1,500 dollars disappeared without a trace, but I had treated it like it did for a long time before that deal.
