Did losing negotiating leverage in a dual agency deal actually cost me the deal
I had a fourplex under contract in Albuquerque, same agent on both sides, and I genuinely thought I was okay with it. Inspection came back with about $18k in deferred maintenance, mostly the roof and one HVAC unit. I asked for $12k off the price. Agent came back within an hour and said seller wouldn't move, take it or leave it. I walked. Deal died. Three weeks later the property relisted $8k lower than my original contract price and went pending with a different buyer who had their own agent. I don't know what that buyer paid but I keep thinking about whether my agent was actually pushing my number or just delivering a no because it was easier. I have no way to know that and that's the part that bothers me. I've done four deals and this is the first one I lost mid-contract. Trying to figure out if I should have pulled the dual agency consent the moment inspection gave me something to fight over.
