A land teacher on my shortlist hasn't bought a parcel since 2019
I've been sitting on two tabs for about a month.
Program A is run by a guy who is clearly still buying. He posts closing statements, he'll talk about a deal that fell apart last Tuesday, and the material is a mess. Videos recorded in a truck, no index, a spreadsheet that only makes sense if you already know what he means by "the second number." The group calls run long and go wherever the loudest person takes them. $2,400 for six months.
Program B is run by a woman who sold her portfolio a while back and now teaches full time. Everything is organized. Modules in order, a workbook, a searchable library, sample letters, an actual onboarding call where someone asks what you're trying to do. Her last acquisition was 2019 as far as I can tell, and she doesn't hide it. $3,100 for a year.
The case for A is that the market changes and he's in it. Buyer behavior, what sellers say on the phone this year, which counties got slow. He knows because he found out the hard way in the last ninety days.
The case for B is that teaching is its own skill and most operators are terrible at it. I've sat through calls with brilliant people who could not explain a single thing they do. The fundamentals of a land buy haven't moved much, and I can get current market color for free from a dozen places.
I hold long and I'm slow, so my tolerance for a chaotic call is low. But I don't want to pay for a beautifully packaged version of 2019.
