Does the coach who has never lost money on a deal actually have anything to teach me
I have been circling a $6,500 program for about three weeks. The instructor has a clean track record, buys mostly multifamily in the Southeast, no bad deals on record anywhere I can find. And that started to bother me more the longer I looked.
My worst learning came from watching someone who almost got wrecked in 2020 and did not. Not from someone who bought well in 2014 and held. The second person made good decisions, sure, but they also got carried by a decade of appreciation and cheap debt that made a lot of mediocre underwriting look brilliant in hindsight.
I am not saying I want a coach who failed. I want one who was in a spot where failure was a real option and had to make actual decisions under pressure. That stress test is what I would be paying for.
The program in question does not list a single year the instructor was close to trouble. Every deal on the page compounds cleanly upward. I can read a market that only went one direction for ten years in about forty minutes. I need someone who had to defend a position when the direction changed.
Maybe this is too harsh. Maybe clean execution at scale is the skill and I am romanticizing difficulty. Boston 2022 to now has been its own kind of hard and I did not lose money either, I just did not buy anything. That is a different kind of discipline and not obviously inferior.
But I cannot work out if the clean record is evidence of genuine skill or just timing. I would pay a lot for the first one and nothing for the second.
