Does standing on a gut site actually help a first-timer?
A few deals in and I've hit something I didn't expect. On my first two lighter rehabs I was at the house most days and I thought that was why they went fine. On the gut I just finished I was at the house most days too, and I now think about a third of my presence made things worse, because I was asking questions that stopped work and making decisions I wasn't qualified to make.
So the question for anyone earlier than me: how much site presence is actually useful on a heavy renovation, and what should you be looking at when you're there?
One view is that you should be there constantly, especially the first time, because that's how you learn what things cost and how long they take, and because unwatched jobs drift. The other view is that a GC running a gut has a sequence, and an owner wandering through daily with opinions is a cost. Show up for the milestones, look at the things you can actually evaluate, and otherwise stay out of the way.
I don't know where the line is. I do know that the week I stopped going every day, the framing crew finished faster, and I can't tell if that's a lesson or a coincidence.
