My bridge fund experience was mostly paying fees I didn't understand until it was over
Went in on a bridge fund about three years ago, first time putting my own money somewhere I wasn't swinging a hammer. Thought I'd read the deck well enough. Missed the origination fee, the servicing fee, the fund admin fee, and something called a "capital deployment fee" that I still cannot fully explain. Came out positive but the spread between what I expected and what I got was about 4 points, and that 4 points was sitting in the fee schedule the whole time. I just didn't know what to look for. My contractor brain reads a scope of work fine. A waterfall structure in a fund agreement was a different thing entirely. Now I read the fee page twice and then I read it again before I look at anything else in a deal, which I know sounds obvious but it wasn't obvious to me in 2021 when I thought the headline return was the return.
