'Cost plus 12' on a builder contract, twelve percent of what
I have a lot under contract, 62k, and a builder who says he'll do a 1,900 square foot single story for cost plus 12. He wrote the number on the back of a business card, which I understand now is not a bid.
What I have: the lot, a preapproval letter for a construction loan I have not signed anything on, and comps around 385 to 410 for finished houses of that size a few streets over.
What I don't understand is what the 12 percent attaches to. Is it 12 on materials only? On materials and his subs? Does his own site supervisor go in the cost pile or the 12 pile? He said "everything" when I asked, which could mean either thing depending on which way he meant it.
Also he has not given me a number for the whole house. He said we'd know when we know. That sounds like the way a real builder talks or the way someone talks when they don't want to be pinned, and I can't tell the difference yet.
The decision in front of me is whether to keep going with this guy while I still have 19 days on the lot contract, or spend those 19 days getting two other builders to price the same plan and let the lot go if nobody can do it.
