Is 100 percent of purchase plus rehab actually available right now or am I pricing a unicorn
I have a small note on a 6 bed in Akron that I hold, and I am starting to look at the lending side more seriously, specifically whether I can deploy into loans that cover the full stack, meaning purchase and reno, so the borrower brings zero to close. What I keep running into is lenders who say yes in the deck and then the term sheet arrives and there is a 10 to 15 percent equity injection buried in the conditions. My Akron deal was 68k purchase, maybe 40k in work, and ARV around 160k if the comp on Diagonal Road holds. At 70 percent ARV that is 112k, which covers the whole 108k cost basis with a little cushion. On paper that is a full-stack deal. In practice I want to know whether anyone is actually closing those right now or whether the lender always finds a reason to shave 10 points and push the borrower to find somewhere to park the gap. I am not a first-time flipper asking this. I have capital to put to work and I am trying to figure out whether structuring around ARV at 70 gets a borrower to zero out of pocket in this rate environment, or whether the underwriting has tightened enough that 100 percent loan to cost is functionally a myth no matter what the marketing says.
