My cold storage borrower in Stockton paid off 14 months early and I lost $31,000 in interest I had already mentally spent.
I had modeled the full 24-month term when I priced that deal, 11.5 percent on $1.4M, and the prepayment fee I wrote in was three months' interest only. That covered maybe a third of what I gave up. The borrower did nothing wrong, he found a bank willing to take him out once the building was 90 percent leased, which is exactly what good borrowers do. I just underpriced the optionality I was selling him. He had the right to call the loan at the moment most favorable to him, and I had not charged enough for that right. I walked away from that closing with a 14-month yield instead of a 24-month yield and a prepayment fee that felt good when I wrote it and looked small when I cashed it. Every private loan I structure now has a minimum interest floor of 18 months regardless of actual payoff date, and the floor is not a fee on top, it is baked into the economics before I quote a rate. The borrower who wants to refinance early pays for that privilege in advance because I am not going to learn this one twice.
