41-item report on a triplex, I asked for 24k, seller came back with 8k
Triplex under contract at 585k, small city, all three units occupied, 2 bed each, rents 1,150 / 1,150 / 1,275. My fourth deal and the first one where the report actually scared me.
Inspection was 1,150 for the triplex plus 275 for a sewer scope. Report came back 41 items. The ones I care about:
- Sewer lateral has root intrusion about 40 feet out, camera couldn't pass. Inspector wrote "recommend evaluation by licensed plumber."
- Roof is original architectural shingle, permit history says 2006, so 19 years. No active leaks noted. Some granular loss, three cracked boots.
- Two of three furnaces are 1990s, heat exchangers not evaluated, one has a rusted flue collar.
- Unit 1 has original knob and tube in the back bedroom and closet circuits. Rest of the building was rewired at some point, sub panel is fine.
- Everything else is small. GFCI missing in four places, grading, one soft window sill, missing handrail.
I took the four big items and asked for 24k as a credit. Seller's agent came back with 8k and a line about how the property was priced for its age. Seller has owned it 22 years, no mortgage as far as I can tell from the county site.
Where I'm stuck. My 24k came off internet ranges, not bids, and I have five days left on inspection. I can get a plumber and a roofer through in two days if I hustle, but if I ask for an extension I hand the seller a reason to shop it.
Separate thing I want to raise while I have you all: my inspector mentioned he does annual maintenance walks for owners, 6 units of mine, and I have no idea what that should cost or whether it's worth anything.
