Broker keeps calling the PIP "the real price" of the hotel
Got an OM for a 110-key limited service hotel. Price is 9.9m, and then near the back there's a line that says "PIP est. 4.2m" with no backup at all. When I asked the broker about it he said the PIP is the real price and the 9.9 is just the entry ticket.
I do renovation work, so a 4.2m number on 110 keys doesn't shock me by itself. What I don't understand is who decides that number and whether it's negotiable. Is a PIP a legal requirement, a brand requirement, or just the seller's guess at deferred maintenance? Somebody on another thread said you can push the deadlines out a few years, which sounds too convenient to be true. Also the OM lists ADR, occupancy and RevPAR as three separate lines and I'm fairly sure two of those are the same fact.
