My JV partner closed without me and said it was a miscommunication

Found out Tuesday. We had a verbal on splitting a motivated seller I brought him in Dayton, nothing signed because I kept saying I'd get to it. He put the property under contract solo, assigned it for $9,200, and texted me that things moved faster than expected. My PM has been on me for two years about paper on everything and I always figured it was more about tenants than partners. It is about everything.
