Someone told me this week that the real money in lead gen is in the list, not the leads, and I cannot get it out of my head.
I have been running a motivated seller form for six weeks out of a landing page I put together targeting Maricopa County landlords with four to eight units, specifically the kind of guy who might have a rooming house or a multifamily that the county is calling something different than what the owner is calling it. Forty-one form submissions so far. I have converted exactly two of those into phone calls where the guy actually picked up and talked to me for more than three minutes. One of those two has a property I cannot touch because the rent roll says six rooms and the permit says a four bedroom single family and nobody has touched that discrepancy in eleven years. The other one was just a guy who wanted a number and laughed when I gave him one. So I am sitting on thirty-nine names and addresses that went nowhere, and what the person said to me this week is that those thirty-nine are the asset, not the two. That the list of people who raised their hand even once is worth more over time than the call I almost converted. I do not totally believe that yet because I am four months in and I have not bought a single door and I am not sure I can afford to think in years right now. But I also cannot stop turning it over.
