Following someone big online who started buying real estate and wondering if that path translates
My brother and I have nine doors and none of them came from a following or a net worth head start, so I watch this from the outside, but I think the real question is whether the money and the audience are doing the same job or two different jobs. A big following gets you deal flow from wholesalers and off-market sellers who want to work with someone credible, and a real net worth gets you into deals where the money itself is the qualification, like a $2.1M multifamily where the lender wants 25% down and six months reserves. Those are not the same entry point. I see people with 400K followers who can't close because they don't have the liquidity, and I see people with $800K sitting liquid who buy something overpriced in the wrong market because they moved fast to have a story to tell. The audience pressure is its own problem. You buy in a market that photographs well and plays well in a reel, not necessarily where the numbers hold up. My first rehab was a $67K duplex in a part of town nobody was posting about, and it cashflows $940 a month. That would have made a terrible reel. If someone came to me with $2M liquid and 500K followers asking where to start, I'd say start with the $2M math and ignore the content angle entirely until you have a second deal, because the first deal is where you find out what you actually know.
