Six months of a content retainer on nine parcels bought me what, exactly?
Nine parcels, 4 to 38 acres, three rural counties, all bought to hold. Two are listed at any given time and the rest sit.
In March I put a content person on a retainer. $1,800 a month for roughly 12 short videos, about 20 static posts across two accounts, and rewrites of the listing copy for whatever is actively marketed. Six months in that is $10,800 spent.
What I can count: 63 inquiry emails or DMs, 11 of which turned into an actual phone call, 2 written offers on the same 11 acre parcel, one closed at $92k against a $99k ask. The year before, with photos I shot on my phone and copy I wrote myself, I sold one parcel and it took 14 months to move.
What I can't tell is how much of that is the content and how much is that I finally priced the 11 acres where the market was. Two of the inquiries clearly came from the video, they said so. The rest came in through the land portals and the county records trail, and those buyers may never have seen a reel.
The decision in front of me is the renewal. Three options on the table. Renew the retainer flat. Move to per-parcel packages at $600 for a launch set plus $250 for a refresh, which on my listing pace works out closer to $500 a month but the output drops off between launches. Or take editing in-house with AI drafting and pay her $500 a month for strategy and review only.
She prefers the retainer, obviously. Her argument is that the account dies if posting stops for two months and rebuilding costs more than maintaining. I don't know if that's true for land buyers specifically or if that's true for agents building a personal brand and she's applying the same playbook.
