Sold data on seven properties over $3M in one metro shows an average of 214 days on market
Say you pull the sold data on seven properties over $3M in one metro for the last 18 months and the average days on market comes back at 214. An operator whose units sit nowhere near that price point would reasonably want to know how long sellers at that level actually sit before they either cut or pull the listing. 214 days sounds long, but it may simply be how the market works above $3M. In the sample, four of the seven had at least one price reduction, and two of them dropped more than $300k. The one that sold closest to ask was the only one renovated in the last three years, which tracks, though it is hard to tell whether the renovation did the work or whether it was priced correctly from the start. Is 214 days the reality at that tier, or is a sample of seven too small to mean anything?
