That extension is the thing I keep thinking about. The original closing date was March 14th. Buyer's attorney asks for 48 hours on March 12th, seller agrees over email, nothing gets signed as an amendment. March 16th comes, buyer's attorney says they need another five days for a lien search on a mechanics lien that showed up, and the seller's attorney says the contract expired on March 14th and they're not bound. We spent three days arguing about whether an email exchange constitutes an agreed modification under Washington state law, and the answer from both attorneys was something in the range of maybe. Seller got a better offer in that window, a retail buyer at 1.61M, and they took it. My fee was going to be 94k on a co-principal structure. The whole thing collapsed on an extension that never got papered. Every extension goes into a signed amendment now. Every single one, even 24 hours.
