Someone told me my landing page headline is the reason my opt-in rate is low, but I have no way to know if that is actually true
Selling a fourplex in Canton right now so I have been spending the last few weeks figuring out where the cash goes next, and part of that is finally looking hard at what a seller lead campaign would cost me to run in the Akron to Canton corridor. I got on a call with a marketing agency out of Columbus two weeks ago and they pulled up my competitor's landing page, pointed at the headline, and said mine was the problem. Mine says "We buy houses fast, any condition, Canton Ohio." Theirs says something about a fair offer in 48 hours with no fees. The agency wants $2,200 a month plus ad spend, probably another $1,500 on top, to rebuild the page and run Google search. I have no idea if swapping a headline actually moves opt-in rate enough to matter at that budget, and I have no data from my own page because I ran Facebook for about four months in 2022 and stopped when I could not figure out what was converting. The agency showed me a case study from a client in Youngstown, said they got opt-in rate from 11 percent to 23 percent by changing the headline and the button color. I want to believe that but I have wired money into things that looked like clean case studies before and ended up holding the bag, so I am not there yet.
