Getting licensed while sitting in a wholesaler group chat feels like a conflict waiting to happen
I'm midway through licensing and I've been in a micro-wholesaler group chat for a while, mostly listening. Roughly 14 members, informal, deals get passed around with a one-page JV and splits are usually 50/50.
Once I'm licensed the picture changes. My understanding is that as a licensee I carry disclosure duties that the unlicensed members in that chat don't, and that in several states advertising a property I don't own is treated differently again depending on whether I'm holding a license at the time. So the same behavior that's a gray area for them is a defined obligation for me.
The practical question. Do I stay in the group and disclose my license status on every deal I touch, do I only participate on the dispo side where I'm matching buyers rather than sourcing sellers, or is the licensed-plus-network combination just structurally awkward. Nobody in the chat has an answer beyond "my broker said don't worry about it," which is not an answer.
