Somebody offered me a note. I don't understand what I'd own.
A guy in a local investor group is selling a note and offered it to me because I said I had money sitting and no properties. I've read about this for maybe three weeks and I don't want to pretend I follow it.
Here's what he sent. UPB 38,000, that's what the borrower still owes. Interest rate 6%. Monthly payment 321. 168 months left, so 14 years. He wants 30,400, which he says is 80 cents on the dollar. Borrower has paid on time for four years, house is worth about 92,000 per a valuation he ordered.
What I think I'd be buying is the right to collect 321 a month for 14 years from a stranger, and if they stop paying I can eventually take the house. What I don't understand:
- He keeps saying my yield is over 9% even though the loan is 6%. I get that I'm paying less than 38,000, but I can't follow how that turns into a specific number.
- Who actually collects the money? Does the borrower start mailing me checks? That seems bad for both of us.
- What happens if the borrower just pays the whole thing off next year? Do I get 38,000 back?
- What am I supposed to check before saying yes? He's given me a payment history and a value. Is that it?
30,400 is a real chunk of what I have. I'm not in a hurry and he hasn't pressured me, I just don't want to buy something where I only find out what it is afterward.
