What is a "tape" and why does everyone act like I should already know that word
34 notes, 12 sellers, one spreadsheet someone emailed me last week with a tab just called "tape" and no explanation. I've been researching performing note buying for about four months now and this word shows up constantly. I gather it's a list of loans a seller is offering but nobody ever defines it, they just use it like I grew up in the industry.
The email had columns for UPB, rate, FICO at origination, LTV, pay history in some shorthand I couldn't decode, and a state abbreviation. That was it. No property addresses, no borrower names, which I understand is normal. But I don't know what I'm supposed to do with that file. Am I supposed to price every loan on it and respond with bids? Pick two or three? Reply with questions first?
The seller sent it unsolicited. We connected through a Facebook group for real estate investors and he said he has "a tape of performing firsts he's moving this quarter." I don't know if this person is a fund winding down, a broker representing someone else, or an individual who somehow accumulated 34 loans. That probably matters for due diligence and I don't know how to ask without sounding like I've never done this before, which I haven't.
The UPBs range from $41,000 to $189,000. I could realistically fund two or three of them. Is there a normal way to respond to something like this when you're small and you only want a couple?
