If you only get one outreach channel to start, which one?
I've got about $400 a month I can spend on outreach and maybe ten hours a week. I pulled a small list off a platform trial (absentee owners with long tenure in two zip codes, about 300 records after I cut it down) and now I'm stuck on how to actually reach them.
Everything I read pushes a different channel and each one sounds obvious while I'm reading it. Mail is cheap per piece and nobody yells at you, but I've seen people say you need volume and months before anything comes back. Cold calling gets you a conversation today and the feedback is immediate, but I have zero phone skills and I'd be starting from nothing on a script. Door knocking sounds like the highest quality conversation you can get and costs only gas, but I can only cover a few streets a night and I'd be doing it after work in the dark half the year. Texting looks cheapest of all per contact and everyone warns me about consent rules, which I don't understand yet.
I don't think I can run two channels well at once. So if you were handing a beginner one channel and telling them to do it for six months before adding anything, which one, and why that one over the others? I'm curious whether the answer is about response rates or about which one a beginner can actually stick with.
