My gain was $67k and the fund manager spent forty minutes telling me why that was actually a rounding error
Called the woman who sold me my first duplex in Baton Rouge, 2019, because I needed someone to talk sense at me. She said you put $67,000 into something you cannot see, cannot fix, cannot call the plumber on, and you are doing it to avoid paying maybe $15,000 in tax. That stopped me cold. I have been sitting with it for four days now. The $15k number is real, I ran it, it is closer to $13,800 at my rate. The fund minimum was $250,000, which I do not have in gains, so I was looking at a feeder that stacks investors together and the fees on that thing take another slice before I even get to the underlying deal. I cannot find the QOZB documents without signing an NDA first. The tract is in a part of Memphis I have never driven through. None of this is how I buy anything.
