129 a month for daily default filings, when the clerk posts the same filings for free
I priced out three ways to get notice-of-default leads in the two counties I can drive and the spread is bigger than I expected.
Paid platform with daily pulls: about 129 a month, filings appear same day or next, addresses appended, some equity estimate that I do not trust yet. Clerk site direct: free, one county posts a searchable index and the other one gives me a PDF list I have to read by eye, roughly 90 minutes a week of my time. Broker-built filtered list: one quote at 0.34 a record with skip trace included, minimum 500 records.
At my volume the paid platform costs me about 4.60 per new filing. The clerk route costs zero cash and about six hours a month, which at any real value of my time is more expensive. But the clerk data is the source, and the platform is a copy of the source with a lag I can't measure from inside it.
The part I can't resolve is whether being 24 hours earlier on a filing actually changes anything, or whether every list gets worked by the same six people in week two regardless. Recording and posting practice varies a lot by state, so somebody in a non-judicial state with trustee sale notices posted on a schedule may have a completely different answer than I do.
