I closed a pre-foreclosure last Thursday and made 22k more than I modeled
Owner owed 187k, auction was 19 days out in Cobb County, I offered 231k based on a 279k ARV with about 18k in cosmetics I'd priced myself. She countered at 238, I went to 235, we signed. Title came back clean in four days, no junior liens, no surprises. I budgeted 41 days to close between the title work, payoff confirmation, and cure filing, but payoff came back from the servicer in six days and the cure went through on day eleven. Closed at 235, put 19,400 into paint, floors, appliances, and a bathroom fixture swap, listed at 299k, went under contract in nine days at 294,500. After commissions and holding costs I landed at 257k net. The 22k gap over my model came mostly from the title clearing fast and the payoff matching what the owner had told me, which does not always happen. I've had two deals in the last eight months where the payoff came back 6k and 11k higher than the owner thought, and one of those killed the deal entirely. This one just worked the way the math said it should, and I'm still a little suspicious of that.
