My advisor said "if you're buying a private REIT, you're buying a story" and I cannot shake it
Whole week thinking about this. I own three residential units in Wrocław outright, no debt, and the plan was always to move some of that into something more passive once I started looking at income-producing commercial. A private REIT keeps coming up in those conversations. But what I keep running into is that I cannot actually see what I'm buying. My units in Wrocław, I walked every one of them, I know what the pipes look like, I know the neighbouring street. The REIT gives me a prospectus and a quarterly NAV and a sponsor bio. My advisor said the return is real but the story is what I'm actually underwriting, and that landed harder than I expected. I have been conservative my whole investing life for exactly this reason, I want to see the thing. So I'm sitting with it.
