Did the builder just lie to us about the warranty timeline or was that the listing agent
Closed on a new build in Conroe six weeks ago, 334k, and the whole time we were under contract the listing agent kept telling us the structural warranty kicked in at close. Thirty days out, I finally get the actual builder warranty document and it reads twelve months from certificate of occupancy, which was issued four months before we signed anything. So we were already eight months into the warranty clock before we even moved in. I asked the listing agent twice about this specifically and got the same confident answer both times.
My buyer's agent thinks I should leave a review but she's also worried about blowback from the builder's preferred agents because she wants to keep getting referrals from that subdivision. Which I get, that's her business, but I'm the one sitting here with four months less coverage than I planned around. The structural stuff I'm most worried about is the foundation and the framing, and those were supposed to be the ten-year items, and now I need to figure out if those run from CO too or if there's a separate clock.
The listing agent works that builder almost exclusively, probably does fifteen to twenty of those closes a year. A bad review means something to someone that active. But I don't actually know if she knew the timeline was wrong or if she just repeated what the builder told her without checking. That's the part I keep getting stuck on. Negligent and dishonest are different problems and I don't know which one this was.
