$1,000 to start, and I don't know what the two buttons on the platform do
I set up an account on one of the crowdfunding platforms to see what it actually looks like inside. There are two very different things offered and I can't tell what separates them.
One is a fund with a $10 minimum that says it holds a mix of residential and industrial properties across several regions, quarterly dividends, and something about redemption requests being subject to limits.
The other is a list of individual deals. A 112-unit apartment renovation with a $25,000 minimum, and a build-to-rent project at $5,000. Those have target IRRs listed (11.5% and 13%) and hold periods of 3 to 5 years. Both of those say accredited investors only, and I'm not accredited.
So as far as I can tell the only thing actually open to me is the fund, which looks more like a REIT than like the deal-by-deal thing everyone describes when they talk about crowdfunding. Am I understanding that right? And if the fund is what I can access, is there any reason to use it over just buying a listed REIT in a brokerage account, where I could sell on a Tuesday if I wanted to?
I have $1,000 I'm willing to have be wrong. I'd rather it be wrong for a reason I understood going in.
