Does the platform actually vet the sponsor or just post what the sponsor sends them
Been sitting with this for a few weeks on a deal I'm looking at, $2.8M raise for a 22-unit gut rehab in Tacoma, 18 month timeline, 14% preferred return target. The sponsor page has a photo, a paragraph about their "decade of experience," and three completed projects listed with no addresses and no exit numbers. I cannot tell if the platform did anything with that or just formatted it nicely and put it online.
I do my own digging. I pulled county records on the two projects I could track down from other sources, and both closed, which is something. But I only found those because the sponsor mentioned the city names in a podcast interview I found on my own. The platform page gave me nothing that would let me verify anything independently.
What I want to know is whether the bigger platforms, Arrived, RealtyMogul, the others, actually run any process on sponsor history or whether the due diligence section is whatever Word doc the sponsor uploaded. I have heard people say there is a real vetting process and I have heard people say it is a checkbox. I cannot find anything that tells me what happens between a sponsor submitting a deal and it going live.
Anyone have direct knowledge of what that process actually looks like, or is the answer that it varies so much platform to platform that the only safe move is to treat the listing as a starting point and do everything yourself anyway.
