Why a debt fund keeps ending up in my clipboard when I should just be scouting the next fourplex
I have been sitting on 40k since we closed the Garfield Heights fourplex in April and the plan was always to roll it into the next deal, but Cleveland inventory under 200k is thin right now and anything decent gets multiple offers inside a week. So the money is just sitting in a HYSA at 4.3% and I keep looking at it. My brother would lose his mind if he knew I was even thinking about this because to him money sitting outside of brick and mortar is money getting soft. But I pulled a loan tape from a residential bridge fund that invests mostly in Ohio and Michigan and the weighted coupon was 10.4%, first position, 64% average LTV on the current portfolio. The question I can't get past is what those LTVs looked like at origination versus what comps are doing in those same zip codes right now, because if the appraisals are 18 months old on a market that has moved sideways or softer, the cushion is thinner than 64 sounds. The other thing I want to see before I do anything is the extension history on loans that have already rolled once. That tells me more about what actually happened than the performing label next to them. I am not ready to put this 40k anywhere yet, but I keep having the same window open.
