Did anyone else stop hiring photographers for their rentals once they got decent at shooting themselves
I bought a used Sony a6400 body in January 2023 for $520 off Facebook Marketplace and a 10-18mm wide angle for another $210. Both units in Akron, both vacant at the time. I had been paying $175 a shoot to a local photographer who was fine, competent, nothing wrong with his work, but I started noticing my turnaround from listing to signed lease was not changing no matter how good the photos looked. So I figured I would try shooting one myself and see what happened. Shot the Copley Road place on a Tuesday afternoon, spent about two hours including the edit in Lightroom with a preset I bought for $18, and put it live. Rented in six days. The other one shot by the photographer had sat nine days the cycle before. Now that is one data point and the market was different and I am not drawing a line through two dots. But I did it again with the Canton properties the next spring and started keeping actual numbers. Eight cycles across four units since then. My average days to lease when I shot it: seven and a half. Average when I paid someone: eleven. The photography was not identical but it was not embarrassing either. I am not fast, probably ninety minutes on site, but I own the time and I own the files and I am not waiting on a delivery. The $730 I spent on the gear paid for itself inside the first year just on photographer fees I did not pay. What I cannot tell yet is whether I am in a market where photos matter less than price and location, or whether I am actually decent at this. Probably the first one.
