Photos on Thursday with the trades still in the driveway, or wait until Monday
Third flip in a row where the media schedule and the punch list have argued with each other and the punch list lost.
My pattern has been to book the shoot for Thursday morning so the listing goes live Thursday afternoon and picks up the weekend. That means the shoot happens while touch-up paint is still wet in two rooms, the range hood isn't hung, and there's a truck in the driveway I have to ask someone to move. My photographer charges $265 for stills plus $180 for the 3D scan, and a return trip for the two rooms is $95 if he can fold it into a nearby day, $150 if he can't.
The other version is I hold the media until the following Monday, everything is done, no reshoot fee, no gap in the scan where the hood should be. Cost of that is losing a weekend of listing exposure on a carry cost around $58 a day plus whatever the momentum of a fresh listing is worth, which I genuinely can't price.
On my last one I shot early, and the two rooms I promised to reshoot never got reshot because the house went under contract Saturday. So the early shoot won that time and I still don't know if it was the schedule or the house.
What I keep going back and forth on is whether an incomplete set of photos costs me more in buyer perception than four days of being live costs me in reach. Curious where the room lands.
